Chimney & Fireplace Repair & Restoration
You rely on your chimney to provide warmth and comfort and possibly to expel the dangerous gases produced by your furnace and hot water heater. Unfortunately, chimneys deteriorate with age. Weathering can cause mortar to deteriorate and bricks to spall. Chimneys often see the harshest weather on the home since it is exposed above the roof and is often the first place on their home where deterioration is noticed. You will want to repair your chimney to ensure that it functions properly. A faulty chimney can be deadly.
1. Chimney Cap - If your chimney doesn’t have a proper concrete or stone cap with an overhang, water will enter from the top of the crown and deteriorate the top of the chimney slowly working its way down the the roof-line and eventually to the foundation.
2. Chimney shoulder - Often installed below the roof-line this area is the top of the smoke chamber inside the fireplace. The original builders typically install bricks on their sides here and they start to spall within a few years of construction. This can easily fixed by removing the deteriorated brick and install a large piece of stone with a proper overhang and slope away from the home.
3. Chimney Replacement - Chimney damage is typically worse than it looks, if there are a large number of bricks spalling (Turning to a Corn Flakes texture) on the chimney it may make more sense to remove and replace the chimney in its entirety rather then spend money on repairing certain areas as the remaining portion of chimney will likely fall apart within a couple years essentially wasting the money of the first repair. |
